01. The Challenge
A 1990s two-storey home in Carrollwood with an original three-tab shingle roof that had passed twenty-two years. The homeowners’ insurer had given them notice that the policy would not renew unless the roof was replaced.
There was a renewal deadline six weeks out, and two skylights and a chimney whose flashing had been patched so many times nobody was sure what was underneath.
02. What we did
Full tear-off to the deck, which turned up four sheets of soft plywood around the chimney that we replaced. New synthetic underlayment, new step and counter flashing at the chimney, both skylights reset with new curbs, and a wind-rated architectural shingle system installed to Florida uplift code.
- Full moisture survey of the existing deck
- Phased installation around tenant operations
- Daily photo log shared with the owner
- Single project manager, single phone number
- County inspection booked before tear-off began
03. The Result
Tear-off and dry-in on day one, install and cleanup on day two, county inspection on the Thursday of the same week.
The policy renewed without a surcharge, and the homeowners have a fifteen-year workmanship warranty and a full photo record of everything under the shingles.
