01. The Challenge
A Westchase home that had taken damage in two named storms in three years. The owners were tired of replacing shingles and wanted a roof they would not have to think about again.
The house sits on an exposed corner lot with almost no tree cover on the windward side, which is exactly where every previous failure had started.
02. What we did
We installed a 24-gauge standing seam metal system with concealed clips, rated to 150 mph, over a high-temperature synthetic underlayment. Panel runs were laid out to avoid seams on the exposed elevation, and every hip and ridge was closed with formed metal rather than foam.
- Full moisture survey of the existing deck
- Phased installation around tenant operations
- Daily photo log shared with the owner
- Single project manager, single phone number
- County inspection booked before tear-off began
03. The Result
Four days on site including the tear-off. The metal was rolled on the driveway so there are no transverse seams anywhere on the main runs.
The owners’ carrier applied a wind mitigation discount that covers a meaningful share of the upgrade cost each year, and the roof carries a manufacturer warranty measured in decades rather than years.
