01. The Challenge
The building is a 42,000 square foot distribution warehouse off 49th Street in Gulfport that never closes. The existing modified bitumen roof had reached the end of its service life and was ponding badly at three of the four drains, and a moisture survey showed the insulation was saturated across roughly a fifth of the deck.
The owner could not shut down shipping, and Florida wet season was eight weeks out. Any solution had to be installed in phases, over an occupied and operating building, with the roof watertight at the end of every single working day.
02. What we did
We ran a full infrared moisture survey first and replaced wet insulation only where the readings justified it, which saved the owner replacing deck that was still sound. Then a 60-mil mechanically attached TPO membrane went down over new tapered ISO, sized to move water to the drains properly for the first time in the building’s life. Every penetration was detailed by hand.
- Full moisture survey of the existing deck
- Phased installation around tenant operations
- Daily photo log shared with the owner
- Single project manager, single phone number
- County inspection booked before tear-off began
03. The Result
The roof went on in three phases across eleven working days, and the tenant did not lose a single shipping day. It passed county inspection first time.
Two named storms have crossed the building since. No leaks, no callbacks, and the drains now clear a Florida afternoon downpour in minutes rather than holding water for days.
