Best roofing materials for Florida homes

Shingle, tile or metal. In Florida the answer depends on wind rating, insurance and how long you plan to stay.

Shingle, tile or metal in a Florida wind zone

Most of the material advice online is written for climates that do not have a hurricane season. In Tampa Bay the decision is driven by three things in this order: the wind uplift rating your county requires, what your insurer will underwrite and discount, and how many more years you plan to own the house. Aesthetics matter, but they matter fourth.

  • Architectural shingle: lowest cost, 15 to 18 years here, widely accepted by carriers
  • Concrete or clay tile: 30 to 50 years, heavy, needs the structure to carry it
  • Standing seam metal: 40 to 60 years, best wind performance, highest upfront cost
  • Modified bitumen or TPO: for low-slope and flat sections, not a whole-house answer

Shingle is still what goes on most Tampa homes, and for a house you plan to sell inside a decade it is usually the right call. Where it stops making sense is on a home you intend to keep. Two shingle roofs across thirty years costs more than one metal roof, and the metal roof will not need replacing after a named storm.

What your insurer thinks about it

Florida carriers have become far more specific about roofs in the last few years. Many now price on roof age and material, and some will not write a policy at all on a shingle roof past a certain age regardless of condition. Before you choose, call your agent and ask what each option does to your premium. We have had homeowners find that the metal upgrade paid for a meaningful part of itself through the discount.

The cheapest roof is almost never the cheapest roof. It is just the cheapest invoice.

There is no universally right answer, only the right answer for your structure, your budget and your timeline. What we will not do is quote you a tile roof on a house whose framing was never designed to carry it, or sell you metal when you have already told us you are moving in three years.
